How to Check RERA Registration in Telangana Before Booking
Use the official TG RERA portal to match the exact project and phase, review the offer and identify what still needs independent verification.

In this guide
Use the official Telangana Real Estate Regulatory Authority portal to check the exact project and phase being offered. Match the record to the seller's documents and your proposed unit, then investigate gaps before paying a booking amount.
This explains how to check RERA registration in Telangana. It is a verification workflow, not a certification of any particular property. Registration is an important check where applicable, and it does not replace independent title, approval or agreement review.
Step 1: Obtain the identifying details
Ask the seller for the advertised project name, promoter's legal name, registration number, phase, tower and proposed unit. Obtain the relevant location and land identifiers shown in the documents where available.
A familiar marketing name can be used across a larger development. Different phases may have separate records and delivery commitments. Write down the exact portion you are considering before searching.
Keep a copy of the current brochure, quote and claims that matter to you, including amenities and possession timing. They give you something specific to compare with the official record and agreement.
Step 2: Start from the official portal
Go to https://rera.telangana.gov.in/ and use the current public project-search or registration-search service. Portal labels and search steps can change, so begin at the official homepage rather than relying on a third-party screenshot or an old deep link.
Search using the registration number and cross-check the name and promoter. Complete any verification the portal requires. If you cannot find a match, recheck spelling and identifiers, then ask for a written explanation and supporting evidence.
A missing search result alone does not establish why the record is absent. It may require clarification of the identifier, applicability, phase or current record status. Do not fill the gap with an assumption that the project is registered or exempt.
Step 3: Match the record to the offer
Review the information and documents available in the official record. Check that the identity, location and phase correspond to the purchase being proposed. Compare the relevant dates, project status, plans and declared scope where available.
If the sales offer refers to one tower or phase and the registration belongs to another, pause and resolve the mismatch. A registration number somewhere in a brochure does not establish coverage of every building shown in a master plan.
Record the date you checked and retain the permitted documents or screenshots for your review file. Ask a qualified adviser to assess inconsistencies you cannot resolve yourself.
Step 4: Examine progress and phase commitments
Look for available progress disclosures and updates. Compare the latest information with the current site position and the seller's explanation. An old update is a reason to ask for current evidence; it is not enough on its own to diagnose the cause.
TG RERA provides guidance on project phases and disclosure obligations. Its buyer FAQ also addresses facilities in future unregistered phases. Ask which amenities belong to your registered offer and where their delivery obligations are documented.
Compare the relevant dates with the agreement and current record, including any applicable extensions or changes. Avoid relying on a single date copied from a sales message.
Step 5: Check the booking and agreement terms
Before paying, obtain the written booking terms, refund and cancellation provisions, payment schedule and draft agreement. Confirm the recipient and purpose of the payment through proper transaction checks.
TG RERA's buyer FAQ states that a promoter cannot accept more than 10% of the apartment cost as an advance or application fee without first entering into and registering the written agreement for sale. This does not make a smaller booking payment automatically refundable or risk-free. Review its terms before transferring money.
Have the agreement examined for the specific unit, specifications, consideration, delivery obligations and remedies. The public registration search and the contractual review answer different questions.
Step 6: Complete the checks outside the portal
A satisfactory registration match does not establish that the title, every approval, the as-built condition or all sales promises have been independently verified for you.
Arrange qualified review of title and transaction documents, applicable planning and building approvals, and completion or occupancy documents where relevant. Confirm the jurisdiction and scope of the documents for the specific property.
If the seller says registration is not required, obtain the precise basis and supporting documents. Have that explanation independently checked rather than applying a general exemption rule to an unfamiliar development.
Keep the outcome clear
Your verification note should state: the record checked, the project and phase it covers, the date of the check, the claims matched and the questions still open. Mark the result as matched, unresolved or requiring professional assessment.
Use the site visit checklist to compare the documents with the observable development, and the total-cost guide to review the proposed payment. The aim is to understand what you are booking before money changes hands.
